Want to live above it all? A duplex apartment on the 127th and 128th floors of Central Park Tower hit the market this week for $128,000,000. Situated 1,300 feet above ground, the palatial Billionaires’ Row pad is considered the highest duplex in the world. If the home fetches the asking price, it would become New York City’s fifth most expensive sale ever.

Dubbed the “Apex Duplex” in the listing, the trophy home first hit the market in 2021 for $150,000,000 and was taken off the market a few months later. Now, the condo is back for $22 million less, but with the same impressive views.



The two-level property measures just over 11,500 square feet and has 18.5 rooms, including eight bedrooms and nine full baths. The gignatic grand salon features 14-foot ceilings and 270-degree views, panning Central Park, the Hudson River, and beyond.
Designed by Rottet Studio, the residence features the finest materials, including imported stone and custom-stained 3-inch wide plank wood flooring.
The chef’s kitchen is outfitted with custom Eucalyptus cabinetry by Smallbone, book-matched Statuary marble countertops, Dornbracht polished nickel fixtures, and white Neuvellano stone flooring.

A dramatic, sculptural staircase surrounded by glass connects to the upper level. There’s also a private elevator.



The corner primary suite has seemingly endless views of Central Park and the rest of the city. The bedroom has two large dressing rooms and two primary bathrooms, both with radiant heated floors, marble, high-end fixtures, and a free-standing tub that overlooks the park.

Developed by Extell and designed by Adrian Smith + Gordon Gill Architecture, Central Park Tower has 179 luxury condos and a seven-story Nordstrom flagship store at its base. The building offers an ultra-luxe lifestyle, with a 50,000-square-foot amenity club and a 100th-floor private ballroom, restaurant, and cigar lounge.
The 1,550-foot-tall tower is the tallest residential building in the world and is no stranger to record-breaking real estate in New York. In 2024, a penthouse on the 107th and 108th floors sold for $117 million, after first listing for $175 million the year before.
Central Park Tower’s triplex penthouse hit the market for a jaw-dropping $250 million in 2022 and was later reduced to $195 million before being taken off the market.
If the duplex sells for $128 million, it would be the second nine-figure deal in the building and join only a handful of NYC apartments to hit the $100 million mark. Ken Griffin’s $238 million purchase at 220 Central Park South in 2019 remains the city’s priciest deal ever, followed by a $188 million purchase penthouse at 220 Central Park South bought by Daniel Och, a $157.5 million penthouse at the same building purchased by Joe Tsai, and an Aman New York penthouse that developer Vlad Doronin paid $135 million for last July.
