Fifty-three low-income apartments are available at a new eight-story rental just steps away from the Bronx Zoo and New York Botanical Garden. Located at 872 Bronx Park South in West Farms, the building offers brand-new, affordable residences in close proximity to world-class institutions and expansive green space. New Yorkers earning 50, 60, and 80 percent of the area median income can apply for the units, priced from $1,031/month studios to $2,636/month two-bedrooms.
Developed by DP Group and Sycamore Birch Management and designed by Aufgang Architects, the building contains 82 residences, according to Yimby.
Amenities include free Wi-Fi, a community room, and a card-operated laundry room. The property also offers an on-site resident manager, bike storage lockers, and security cameras, as well as a backyard recreation area and two ground-floor commercial spaces, according to an August 2025 Facebook post by Aufgang.
The project broke ground in May 2024. According to News12, it would offer 82 units, 16 of which were set aside for people with intellectual or developmental disabilities, and developers expected residents to move in by January 2025.
Nearby public transit options include the 2 and 5 subway lines and the Bx19 bus. Riders can also access the Metro-North via the nearby Botanic Garden station.

Qualifying New Yorkers can apply for the apartments until April 3, 2026. Complete details on how to apply are available here. Preference for 25 percent of the units is given to residents of Bronx Community District 6.
