Applications are now being accepted to replenish a waitlist for affordable apartments at The Smile, an 11-story rental in East Harlem designed by renowned architect Bjarke Ingels. Named for its grin-like shape, the building opened in 2020 and contains 233 apartments, 77 of which are priced below market-rate. New Yorkers earning 60 and 130 percent of the area median income can apply to be considered for current and future vacancies; prices range from $1,056/month for studios to $2,849/month for two-bedrooms.

Developed by Blumenfeld Development Group and designed by Bjarke Ingels Group (BIG), The Smile topped out in 2017 as “E126.” As CityRealty previously noted, the name Smile reflects both the footprint of the building as well as conveys “how fun the building will be to live in.”
The rental, located on East 126th Street between Lexington Avenue and Third Avenue, has a gently curving facade with a checkerboard of stainless steel and glass, allowing for floor-to-ceiling windows. Apartments overlook the neighborhood with views over Central Park and northern towards the Harlem River.
Residences range from studio lofts to two-bedroom apartments and feature white Quartzline monolithic resin floors, exposed concrete details, high ceilings, and washer-dryers.

Amenities include a rooftop pool with skyline views, a fitness club and spa, on-site parking, a co-working studio, a game room, and more.
Available market-rate units start at $3,250/month for a studio with a terrace to $5,500 for a two-bedroom, two-bathroom.
