A housing lottery launched this week for 30 mixed-income apartments at a new luxury rental on the North Shore of Staten Island. Located across from the street from the Staten Island Ferry, the Residences at Lighthouse Point is part of a mixed-use development rising on the Stapleton waterfront, as well as the broader ongoing effort to revitalize the neighborhood. New Yorkers earning 40, 60, and 130 percent of the area median income can apply for the units, priced from $903/month studios to $4,001/month two bedrooms.
Developed by Triangle Equities and designed by Carry Cooper Architects, the project is a key component of the $400 million Staten Island North Shore Action Plan, an effort to revitalize the area through the creation of 2,400 homes, a continuous waterfront esplanade, and more.
Formerly home of the United States Lighthouse Service Depot Complex, Lighthouse Point is a registered National Historic Site and was the center of U.S. lighthouse operations in the late 19th and early 20th centuries. The development team rehabilitated and preserved four historic buildings, underground vaults, and a historic wall, maintaining the site’s historic charm while adapting it for modern use.
The building contains 115 residences, all of which have eight-foot ceilings and in-unit washers and dryers; select units have private outdoor terraces.
Large kitchens come with stainless steel appliances, light grey mosaic backsplashes, espresso-colored cabinetry, and dark grey Quartz countertops.
Spa-like bathrooms feature floor-to-ceiling white porcelain bath tiling, matte black medicine cabinets, and a wall-mounted espresso vanity.
Amenities include a fitness center, a 115-spot covered parking garage, bike storage, babysitting and afterschool services, an outdoor terrace, and a rooftop terrace.
Residents can easily access Manhattan via the Staten Island Ferry, located adjacent to the building, as well as a private waterfront esplanade that leads into a sleek attended lobby.
When complete, Lighthouse Point will include a park, pier, and esplanade with retail, dining, and commercial space, as well as a 100-square-foot mural in the project’s landscaped area.
Qualifying New Yorkers can apply for the apartments until January 16, 2024. Complete details on how to apply are available here. Preference for 20 percent of the units will be given to residents of Staten Island Community Board 1
