It’s not quite Park Avenue, but the Seaport’s Park Row has carved out its spot as the go-to lane for big deals on the southern tip of Manhattan.
The latest is a contract for one of the penthouse units at 33 Park Row asking $19.5 million.
“Penthouse Three” went into contract Wednesday morning for “very close to the asking price,” said Compass’ Huihui Geng, who brought the buyer. The deal is expected to close later this year.
A Compass New Development Marketing team led by Leonard Steinberg and Herve Senequier has led sales since the building launched in 2020. Closings began in 2022, and only four of the building’s 30 units remain unsold, according to Marketproof.
The unit’s asking price places it neck-and-neck with the Financial District’s top sale, which happened next door at 25 Park Row where a penthouse unit closed for $19.5 million in 2021.
That unit briefly hit the market last year asking $22 million, but was taken off this past June.
It’s been an up-and-down several years for Fidi, which has contended with significant amounts of inventory coming to the market and dampening values. But as the city navigates condo shortages in desirable neighborhoods like Tribeca and the West Village, FiDi has shown signs of life.
In August, a unit at Harry Macklowe’s One Wall Street closed for over $9 million, marking the highest condo sale in the neighborhood since October 2022.
In February, a penthouse at 130 William Street sold for $7.7 million, or just over $3,000 per square foot, according to public records. That unit originally sold for $7.36 million in 2021 before hitting the market again for almost $9 million in 2023.
Geng said his client was interested in looking downtown, and found the Seaport neighborhood to be an affordable alternative to Tribeca.
Originally developed by Urban Muse’s Glauco Lolli-Ghetti, it is the first residential property in New York City designed by Rogers Stirk Harbour + Partners’ Richard Rogers. Centurion Real Estate Partners later joined the project.
The 5,400-square-foot unit has five bedrooms, five bathrooms and views of City Hall Park.
The unit, which contains twin private elevator landings, was initially conceived of as two separate duplexes on the 19th and 20th floors before being combined into one, according to documents filed with the state attorney’s general office in 2021.
The first floor contains a spacious open-plan kitchen and great room, which feature 21-foot ceilings, floor-to-ceiling glass windows facing the park and 108-square-foot juliet balconies.
