Care for a sky-high swim? The highest private pool in New York City is now complete at a new 88-story condo tower in the Financial District. The Greenwich by Rafael Viñoly this week unveiled “The 88,” a stunning amenities suite occupying the building’s 86th, 87th, and 88th floors, considered the highest condo perk package in the city. Designed by acclaimed firm MAWD, the exclusive space offers residents a private members club experience, featuring wellness, entertainment, and fitness areas, including a 50-foot indoor lap pool, all complemented by luxurious furnishings from Molteni&C, Poltrona Frau, Boffi DePadova, and Poliform.

Rather than putting a penthouse at the very top of the building, the three floors of amenity spaces at the uppermost levels let all residents enjoy the tower’s best views.
“The Greenwich exemplifies Rafael Viñoly’s commitment to modern, innovative design. Its elegant form, defined by two sculpted prisms suspended from monumental I-beam cores, seamlessly integrates structural integrity with a striking omnidirectional presence,” Román Viñoly, partner at Rafael Viñoly Architects, said.
“The unusual decision to locate the amenities at the top of the building gives every resident access to the ‘penthouse,’ with spaces offering unparalleled views of the city and the greater New York City region.”
The 88 amenities begin on the 86th floor, offering spaces designed for ultimate comfort and convenience. Residents can unwind in plush seating in the screening room, enjoying an immersive cinematic experience without having to leave home.

Developed by Bizzi & Partners Development, the Greenwich offers 272 boutique residences with interiors by MAWD, complemented by over 27,000 square feet of indoor and outdoor amenities—15,000 of which are located at the tower’s pinnacle.
At 912 feet tall, The Greenwich is the tallest condo building in the neighborhood. The design features a curved glass facade and an exposed concrete column that runs the full height of the building.
Originally designed to reach supertall status at 1,400 feet, the structure was scaled down to 912 feet in its final plan. The tower topped out in March 2019, but work stopped for several years over the partnership and pandemic-related disputes. When construction resumed in 2023, developers renamed the development The Greenwich by Rafael Viñoly, in honor of the architect who passed away that year.
Residences range from studios to three bedrooms, with a selection of lofts and penthouses offering expansive views over the Hudson River, Statue of Liberty, World Trade Center, and the city skyline.
Current availability for studios starts at $1,125,000; one-bedroom residences at $1,365,000; two-bedroom homes at $1,985,000; and three bedrooms at $3,600,000, according to CityRealty. Douglas Elliman Development Marketing is handling sales and marketing for the building.
