Applications are now being accepted for 45 mixed-income apartments in a new residential tower on the Upper East Side. Located at 1487 1st Avenue in Lenox Hill, Maison 78 is a 35-story residential building featuring brand-new units with thoughtfully designed interiors, high-end amenities, and a prime location in one of Manhattan’s most sought-after neighborhoods. New Yorkers earning 70 and 130 percent of the area median can apply for the units, priced from $1,828/month for studios to $4,434/month for two bedrooms.

Developed by Carmel Partners and designed by Hill West Architects, the mixed-use building features a total of 146 units. At just over 400 feet tall, Maison 78 is one of the largest apartment buildings on the Upper East Side, with views of the East River and downtown Manhattan, according to Yimby.
Amenities include a dog park, dog washing station, covered parking garage with electric vehicle charging stations, bike storage lockers, shared laundry facilities, a gym, yoga and dance studio, community center, media room, party room, outdoor spaces, rooftop terrace, children’s playroom, and a business center.
Additional features include a recycling center, an on-site resident manager, a concierge, a virtual doorman, package lockers, gated access, and a two-pet policy per residence.
Apartments are equipped with in-unit washers and dryers, high-end kitchen appliances, countertops, and finishes, smart controls for heating and cooling, high-speed internet, and hardwood floors.
Carmel bought the property from Robert Chou for $73.5 million in early 2022, according to Yimby. The building also includes 7,120 square feet of ground-floor retail space and a cellar level.
Nearby public transit options include the Q, 4, 5, and 6 subway lines and the M15, M31, and M79-SBS buses.
