A new luxury rental in Hudson Yards opened a lottery this week for 114 mixed-income apartments. Rising 46 stories at 550 Tenth Avenue, the Maybury offers 453 residences with incredible views and 20,000 square feet of indoor and outdoor amenities, including a rooftop sky lounge. New Yorkers earning 70 and 125 percent of the area median income can apply for the units, priced from $1,655/month for studios to $3,861/month for two bedrooms.

Developed by Gotham Organization and designed by Handel Architects, the building includes 315 market-rate and 137 affordable units.

The ground floor will feature roughly 9,000 square feet of retail space. Covenant House’s new international headquarters will take up about 26,000 square feet of office space on two podium floors.

Indoor and outdoor amenities include a 45th-floor sky lounge, outdoor terraces with seating, co-working spaces, and indoor and outdoor fitness clubs and yoga studios. Additional perks include a 24-hour staffed lobby, a package room, resident storage, and a bike room.

Each residence features expansive ceiling heights, luxury quartz countertops, high-end panelized appliances, and complimentary window treatments.

Leasing for the market-rate rentals is scheduled to begin this fall. In addition to its luxury units, the tower includes 28 Adobe by Gotham residences—unique micro-units first introduced at Gotham’s Lower East Side property, The Suffolk. These specialty units, ranging from 315 to 350 square feet, feature built-in Murphy beds, sofas, and storage.

“We are thrilled to introduce The Maybury to New York City,” Bryan Kelly, president of Development at Gotham, said in a press release unveiling the building in June.

“Hudson Yards is an exceptional neighborhood in New York City,  one that offers unmatched access to some of the best restaurants, retail and office space. Through our curated amenity offerings and upscale interior designs, we have crafted an extraordinary experience at The Maybury and look forward to the launch of leasing this fall.”

Nearby public transit options include the A, E, and C subway lines and the M11 and M42 buses. Construction on the building topped out in December 2023, according to Yimby.

Qualifying New Yorkers can apply for the apartments until October 9, 2024. Complete details on how to apply are available here. Preference for 20 percent of the units will be given to residents of Manhattan Community District 4.

Questions regarding this offer must be referred to NYC’s Housing Connect department by dialing 311.
